Because of high spring tension, adjusting an overhead door can be very hazardous. All service work should be carried out by a trained professional.

Garage doors and opener systems can only be guaranteed by regular scheduled maintenance by a qualified door professional. We recommend that all residential doors and openers be serviced once a year to maintain the safety, convenience, reliability and security that they are designed to provide.

Your yearly service from Ace Overhead Doors includes:

  • Check and lubricate rollers, hinges and bearings
  • Check drums and cables
  • Check locking mechanisms
  • Check spring bearing plates
  • Check top and bottom fixtures
  • Check torsion spring and balance door
  • Check track and back hanging
  • Tighten all mounting hardware

Your yearly service for electric openers includes:

  • Check all mounting hardware
  • Check all safety reversing mechanisms
  • Check and adjust limits
  • Check and lubricate all gears
  • Check emergency release functions
  • Check transmitter(s) and all other accessories for proper operation

One final note:

A safety reverse test will be performed on your electric opener. Your opener must pass this test. In addition, in compliance with ul 325 standards, most garage door openers produced before May 4, 1988 and all openers produced before April 15, 1982 no longer have parts manufactured, and are considered unsafe, and therefore may not be repaired.

If your opener does not have the safety photo eyes it is illegal for any technician to service.
